When it comes to purchasing a home in greater Cleveland, there are several questions home buyers must ask themselves before making the final decision. With Cleveland as well as the surrounding neighborhood's experiencing a vibrant revitalization, now if an excellent time to buy. More likely to be more energy efficient. When new construction homes are being built, they are often made with more energy efficient details such as windows and heating/cooling units. Older homes that have yet to be renovated are not likely to have these updated, costly features. Additionally, new construction, energy efficient homes that meet the Cleveland Green Building Standards may qualify for a 15-year tax abatement. Tax Incentives. As mentioned, the city of Cleveland offers a 15-year tax abatement for new construction as long as the property meets the Cleveland Green Building Standard. More able to have smart technology. More and more homes these days are constructed with smart technology in mind. Think smart panel lighting, blinds, thermostats, appliances, the list goes on. Many of these features are offered as upgrades for home buyers during the construction process.

Which brings us to - cleanliness. Since new construction homes are exactly that; new, they are clean! There are no messes from the previous owner to clean up or soot buildup in the kitchen from years of cooking. We've all seen those grease stains next to the stovetop that are impossible to remove!

Likely to have less maintenance costs. With all of the mechanical systems, windows, walls, and roof being new, there will be less maintenance in the first years of a new home versus an existing home.
